Terms and Conditions

A BOND of $2500 is payable by pre-authorisation of your credit card on week before your tenancy dates. It is designed to cover any additional costs incurred including but not limited to, any breakage, damage or excess cleaning requirements, extra guests beyond those declared etc.

Signing of the bond document is an acceptance of the terms and conditions of rental.

Note: Variances can be agreed on but only by arrangement with the owner in writing.

A deposit of 25% is required to secure the booking. Payment of the rental deposit constitutes the clients acceptance of these Terms and Conditions.

Balance of the rental amount must be received in full 60 days prior to occupancy. If not the owner has the right to cancel the booking and attempt to re let it.

Cancellation if caused by the client more than 60 days prior to entry date will incur no charge. Cancellations less than 60 days but more than 30 days prior to entry date will be charged at 50% of the total payment. Cancellations less than 30 days prior to entry date will be charged at 100% of the total payment. If the Lodge is re-booked for the cancelled period, the forfeited payments will be returned less any re-advertising expenses.

The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.

To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.

Number of guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. A loss of bond will apply for excess guests not agreed with the owners in advance.

Parties and functions are strictly prohibited unless pre-arranged with the owner in writing. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and/or additional payments.

Damage, breakages, theft and loss are the tenants’ responsibility during their stay.

Departure – the property must be left in a similar state to its condition on arrival. Our cleaners are contractors and are booked well in advance of the properties booking dates for cleaning after guests. If the 10.00 am departure is not adhered to a charge of $300 will be made against the bond money which is the cost of re-booking the contractors.

We would ask that the Lodge is left in a similar state to when you arrived, other than normal cleaning which is accepted. If the property is left in a state that requires excessive cleaning a further cost will be charged at $50 per hour and taken from the bond. We do not ask that the Lodge is cleaned by yourselves just left in a tidy and well looked after state similar to when you arrived.

Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental and loss of bond.

Linen is supplied by the owner and based on numbers booked.

For the protection of the wildlife and the chances of other guests being allergic to animals pets are not allowed. If this condition of rental is ignored there will be an immediate loss of bond and the rental shall be terminated.

Loss – the owners take no responsibility for the tenant’s personal property.

Variations to these conditions may only be made by prior arrangements with the owner in writing.

Things that guests will need to bring.

There is instant coffee, tea bags, sugar, 2 x coffee plungers and a Nespresso machine so if you would like to use it please bring your pods.

We supply all the linen, sheets, pillow cases, blankets, quilts and spare pillows.

Bathroom towels, face washers, hand towels and tea towels are provided for each person but we ask that you bring your own beach towels.

A modest toiletry pack with soaps, shampoo, conditioner and body lotion to accommodate each guest and 2 rolls of toilet paper per bathroom is also provided.

These items are supplied as part of the booking however they are just the basics and we would ask people to keep in mind that it is a self-contained property and that they should cater for their own needs in these areas.

All food requirements and drinks are the guests’ responsibility and can be brought to the Island or purchased in Penneshaw or Kingscote.

Please remember no honey or honey extracts and no unwashed potatoes are permitted to be brought to the Island.

Just a Couple of Items to Keep in Mind

You are totally reliant on rainwater and we ask that you keep that in mind when showering and washing. There is an ample supply under the house however if because of long periods of no rain or flippant use of the resources we run out we will need to get in dam water which is not only expensive but is not anywhere near as pleasant as rainwater. Please be conservative in the waters use. The taps on the sink are filtered, please use them for drinking water.

The BBQs are equipped with a gas bottle and there is a spare bottle as well. We have a credit at Carey’s supplies which is a store west of the properties heading along the main island beach road approx 1.5 km away. This credit allows you to just change over the bottles when needed so as not to inconvenience the next guests by running on empty.

You are using a septic tank waste system. Please do not throw items down the toilet. There are bins provided for sanitary items.

Linen, utensils and cutlery provided in the house for guests are not to be used on the beach.

Please keep to the paths at all times as the vegetation is protected.

If the unfortunate was to happen there is a first aid kit and directions for treatment.
